Yes that's a beautiful old building, it needs a new life. Lots of stuff like that in small towns, where they didn't just knock it down or remodel.
Is that a bench with an OBS tailgate for the back, or a rack with just one gate on it?

Looking at the photos in the CL listing, the truck doesn't appear to be eaten with rust. If I was younger, and had the range of motion back in all my joints, I'd offer him $400 and head SE with my truck and trailer!

Even the dashpad doesn't look cracked.
The cluster front looks in decent shape.

It even has a nice Texas Bump Gate front bumper.

I foolishly let this one get away from me, and would like to replace it
