hinge/window gear lube?

I live in NW AZ. sun/heat are a problem for lube. I have tried dry graphite, didnt last, pentrant oil, didnt last. motor oil collects dirt. white lithium only last a few time, them moves away. I would try motorcycle chain lube, but it gets gummy, kinda scared of that lube. so what is left?

Chain lube or garage door lube work great. Never use wd40 as that's a solvent and washes away lube. And penetrating oil is a catalyst and cause corrosion
