Just replacing the front seal on the transfer case seems to have fixed it. I have no leaks now and my trans oil is staying stable. Time to move on to a radiator replacement! Baby steps.

It's a fairly common issue. My '88 Burb did it years ago too. It was not long after the trans had been rebuilt. I just took it back to the trans shop because I had no idea what was causing the mess under there. Turned out it was the t-case seal, so they resealed the whole thing for me.
